Most people choose a mortgage lender the way they pick a gas station: whoever has the lowest number on the sign. Rate is the easiest thing to compare, which is exactly why it's the least useful thing to compare on its own. Two lenders can quote the identical rate and still leave you with very different closing costs, very different timelines, and a very different experience when something goes sideways at 4pm on a Friday.

This is hands down one of the most common questions I get: "I already signed the Loan Estimate" — or "I already locked my rate" — "so I'm stuck with this lender now, right?"
You just got pre-approved. A few days later, an email shows up with a PDF attached: your Loan Estimate. Three pages, a wall of numbers, and about ninety seconds before most people's eyes glaze over.
