# Mortgage Rates Drop as the 10-Year Yield Falls Below 5%: Lock or Float?

 October 23, 2026 Nate Moghadam

On Thursday, the 10-year Treasury yield, the benchmark mortgage rates follow most closely, dropped about 19 basis points and closed near 4.95 percent. That is its first close below 5 percent in about a month and its biggest one day drop since March 2023. Mortgage lenders improved their pricing in response, and buyers who have been waiting for relief finally saw it.

Here is what happened, what drove it, why it may not last, and how to think about locking your rate. This post reflects conditions as of Friday morning, October 23, 2026.

## Thursday at a Glance

| Measure | Thursday |
| --- | --- |
| **10-year Treasury yield** | about 4.95%, down about 19 basis points |
| **2-year Treasury yield** | about 4.64%, down about 18 basis points |
| **Nasdaq Composite** | down about 2.6% |
| **Chance of a Fed hike on October 28** | about 7%, versus about 28% a week earlier |
| **Chance of a Fed hike in December** | roughly 75 to 80% |

## What Drove the Drop

Nobody can say for certain how much each factor mattered, but the reporting from Thursday points to a main cause, with a Fed backdrop that helped.

**1. Investors ran from AI and chip stocks into bonds.** Meta fell about 7 percent after its earnings report, even though revenue beat expectations. Investors were rattled by another increase in its planned AI spending and by how it plans to finance it. The chip sector sold off hard, with the main semiconductor index down about 6.7 percent, and the Nasdaq fell about 2.6 percent. When investors get nervous about stocks, they move money into U.S. Treasury bonds. More buyers for bonds pushes prices up and yields down.

**2. Fed hike expectations have been fading.** Markets now see only about a 7 percent chance of a hike at the Fed's meeting next week, down from roughly 28 percent a week ago. A hike in December is still widely expected. That is context for the move rather than a proven cause, since yields fell sharply on the same day the stock selloff hit.

It is also worth noticing what did not move yields higher. Oil rose again, with Brent crude near 113 dollars a barrel, and inflation remains stubborn. In a normal week, that would push yields up. On Thursday, the rush into safety outweighed it.

## Why It May Not Last

This is the second time in nine days that a fear driven move in stocks has sent yields lower, and the first one faded. After last week's drop, the 10-year closed Friday, October 16 near 5.10 percent. By Wednesday, October 21, it was back to about 5.13 percent, just before Thursday's plunge. I covered that earlier move in [Mortgage Rates Fall After Hot CPI and PPI](https://nateloans.com/blog/mortgage-rates-fall-hot-cpi-ppi-october-2026).

Moves like this tend to reverse when the fear passes. If tech stocks steady, money can flow back out of bonds and yields can climb. If oil keeps rising, inflation worries can push them up too.

## What to Watch Next Week

- **October 27 and 28: the Fed meeting.** Markets lean heavily toward no change. What the Fed says about December could matter more than the decision itself. I covered the odds in [October Fed hike odds](https://nateloans.com/blog/october-fed-hike-odds-2026).
- **October 29: the PCE inflation report.** It is the Fed's preferred inflation measure, and a hot number could push yields back up.
- **Oil and tech stocks.** Both have been driving the market this month.

## Lock or Float? How to Think About It

Mortgage rates usually follow the 10-year, but not one for one, so a 19 basis point move in the yield does not mean your rate drops by the same amount. Whether to lock depends on your timeline and your tolerance for risk.

- **If you are under contract and the payment works for you,** locking removes the risk of a reversal. A good week is a reasonable time to take it. My guide on [when to lock your mortgage rate](https://nateloans.com/blog/when-to-lock-mortgage-rate-2026) goes through the tradeoffs.
- **If you already locked,** ask whether your lock includes a float down. It lets you lower your rate once if the market improves enough before closing. At Fairway, it is free when rates improve by a quarter point or more. I explain how it works in [how a mortgage float down works](https://nateloans.com/blog/mortgage-float-down-explained).
- **If you are still house hunting,** get updated numbers. A better rate can change your budget, and it costs nothing to see where you stand.
- **If you are waiting for rates to fall further,** remember that the last drop faded in days. Waiting for a better number is a bet, not a plan.

## Frequently Asked Questions

**Why did the 10-year yield fall below 5 percent?**
Reporting from Thursday points to a sharp selloff in AI and chip stocks, led by Meta's earnings reaction, which sent investors into Treasury bonds. Falling expectations for a Fed hike were also in the background. No one knows exactly how much each factor mattered.

**Will mortgage rates keep falling?**
Nobody knows. A drop driven by fear in the stock market can reverse quickly, and last week's decline faded within days. It is risky to count on further declines.

**Do mortgage rates drop as much as the 10-year yield?**
Not usually. Mortgage rates follow the 10-year, but not one for one, and lenders adjust their pricing on their own schedules.

**Will the Fed raise rates next week?**
Markets currently see about a 7 percent chance of a hike at the October 27 and 28 meeting. A hike in December is still widely expected, and that could change with new data.

**Should I lock my rate now?**
It depends on your closing date and how much risk you can tolerate. If you are under contract and the payment works, locking removes the uncertainty. Talk to your lender about your specific situation.

## The Bottom Line

A frightened stock market pushed yields below 5 percent for the first time in a month, and lenders passed along some of the relief. But the last drop like this faded within days, and next week brings a Fed meeting and an inflation report. If a better payment changes what you can do, now is the time to get your numbers in front of you and decide, not to guess what rates do next.
